What is EICR and how does it work?

An electrical installation condition report (EICR) is used to discover faults, deterioration, damages, and/or circumstances that might indicate a possible threat, as well as provide suggestions for improvements inside a facility. We are an NICEIC-accredited electrical company.

What is the purpose of the EICR certificate?

The electrical certificate, also known as an EICR certificate, is a crucial aspect of maintaining the safety of your renters and may demonstrate that you have taken the necessary precautions. Depending on past inspection recommendations, it is advised that you undergo a comprehensive electrical check every 3 to 5 years.

This inspection looks at the quality of the electrical connections all through the property and double-checks the installation’s safety. It will be provided online after this is completed and a ‘Electrical Installation Condition Report’ has been submitted. It will state if the electrical system is safe or whether any corrective work is necessary to bring it up to code. The corrective work requires a separate quote, which is not included in the cost of the required EICR certificate.

The Landlord or whoever controls the property is responsible for the electrical safety certificate. For the tenant’s safety, it’s a legal need to maintain your EICR up to date. Otherwise, if a danger occurs in the future, there might be a large fine. We are London’s leading EICR service supplier. The cost of an EICR certificate is determined by the number of bedrooms, regardless of the number of fuseboxes and circuit breakers.

An Electrical Safety Certificate, also known as an EICR (Electrical Installation Condition Report), is a formal document provided after a qualified electrician inspects and tests the electrical installations in a property to ensure they are safe and compliant with UK regulations.

Yes. As of July 1, 2020, landlords in London (and across England) are legally required to obtain a valid EICR every 5 years or at the start of a new tenancy, whichever comes first.

Only a qualified and registered electrician or electrical contractor who is a member of an approved scheme like NICEIC or NAPIT can carry out the inspection and issue an EICR.

The cost of an EICR in London typically ranges from £100 to £250, depending on the size of the property and the number of circuits that need testing.

A certified electrician will test the electrical wiring, sockets, switches, consumer unit, and other fixed installations. They check for faults, damage, or non-compliance, and issue a report outlining any necessary remedial work.

For landlords, an EICR is valid for 5 years. However, you may need a new one sooner if you carry out major electrical work or change tenants frequently.

Failing to provide a valid EICR can result in fines up to £30,000, invalidate your landlord insurance, and leave tenants at risk due to unsafe electrical systems.

  • C1 – Danger present, immediate action required

  • C2 – Potentially dangerous, urgent remedial action needed

  • C3 – Improvement recommended

  • FI – Further investigation required

For owner-occupied homes, an EICR is not a legal requirement but is strongly recommended for safety, especially when buying or selling a property.

You can book a qualified electrician online or via a certified local electrical company. Ensure they are registered with NICEIC or NAPIT and provide a digital or physical copy of the EICR after the inspection.
